Questions you should ask

When buying a property will you accompany the viewings?

We will accompany all viewings unless we are instructed not to do so. We will meet you at the property you are wanting to view to ensure any questions you have are answered immediately and provide you with advice when required. Our opening hours are 08:00-18:00 Monday to Friday, 08:00-17:30 on Saturdays and 10:00-16:00 on Sundays, so we are flexible for viewings that suit you.

How much is it going to cost me to sell my property?

There are a few costs involved in selling your property:

Estate agent commission – The commission fees are payable once your estate agent sells your property and the contracts have been signed. The charge is a percentage of the sale price and VAT. Your estate agent will make you aware of fees you’ll incur in your preliminary meeting.

Energy Performance Certificate – You must have commissioned an EPC before your property can go on the market. We can organise your EPC – Energy Performance Certificate, just get in touch with your local branch to sort this out or call us on 01304 626 444.

Conveyancing fees – the legal fees are dependent on your solicitor.

When selling my property do I need to be present for all the viewings?

So long as you have granted us access to your property your presence is not required. We accompany all viewings and it is worth knowing that potential buyers usually feel more relaxed if the owner is not present.

What is a tenancy agreement?

This is the agreement which legally binds the tenant and landlord, it sets out the legal and contractual responsibilities and obligations of both parties. The agreement is required to be written in plain language without any jargon, with terms and clauses included. It should be a fair and balanced document, without any misleading information on legal right and responsibilities. It is recommended that the landlord and tenant should individually negotiate terms they feel are important to them or that have relevance to the property.

If I want to let my property how much is it going to cost me?

There are a few costs involved in letting your property:

Estate agent commission – The commission fees are payable once a tenant enters an agreement on your property. The charge is a percentage of the agreed rental price and VAT. Your estate agent will make you aware of fees you’ll incur in your preliminary meeting.

Energy Performance Certificate – You must have commissioned an EPC before your property can go on be rented out. This will need to be made available to your tenants no more than 28 days later from when your property is marketed. Inventory and check-in report – This should be organised before your tenant(s) move in. We can organise this on your behalf.

The Miles & Barr Investor Club is a new bespoke division, designed to ensure that our investment buyers receive access to our best investment properties.

All members receive notification of the latest buy to let properties coming to the market, seven to ten days before they are made available online. Membership is limited but it will guarantee that you are a step ahead of everyone else looking to make their next acquisition.
